What every programme includes
Every Strata Assure programme includes protection against mice and rats, general insect detection and an appropriate response to casual intruders within the agreed contract areas. Call-outs relating to an included pest and technician-led follow-up visits for the same incident are also included, subject to the agreed service hours, suitable access and reasonable client cooperation.

For food service businesses
Restaurant Assure includes fruit-fly management and cockroach detection monitors alongside the core programme.
Fruit-fly management includes inspection, source identification, monitoring and appropriate local treatment. Where underlying cleaning, drainage or maintenance work is required, this will be reported clearly.

For hotels and short-term accommodation
Hotel Assure includes cockroach detection monitors, bed bug spot inspections and an initial holding treatment where technically appropriate.
The holding treatment is intended to help contain immediate risk while the findings and longer-term treatment requirements are reviewed. Full eradication programmes, heat treatments or extensive multiple-room treatments will be separately assessed and presented for approval.

For offices, warehouses and commercial premises
Workplace Assure includes temporary, risk-assessed sub-floor baiting or monitoring covering up to 50m² at any one time, where access and site conditions allow.
Any requirement to treat a larger area, open or repair flooring or install permanent monitoring equipment will be presented separately.

For housing associations, local authorities and landlords
Housing Assure provides the core programme across communal buildings, external areas and other locations identified within the individual service schedule.
Treatment within individual dwellings or specialist services can be incorporated where required and will be clearly identified within the client's programme.

Protection that adapts. Your contract clock does not restart.
Pest risk can change at any time. Strata Adapt allows your pest management programme to respond when it does — without automatically tying you into another 12-month agreement.
A Strata Adapt review may be triggered when:
- Your team reports new or increased pest activity
- A Strata technician identifies activity at a site with no previous pest history
- Our findings indicate that the current service frequency or coverage may no longer be sufficient
Strata will not automatically change your service or make the decision on your behalf. No change to frequency, coverage or price will be implemented without approval from an authorised client representative.
Adapting within your existing contract
Where an enhanced programme is approved, it applies within the remainder of the existing contract term. It does not restart the contract or create a new 12-month commitment. For example, if activity is identified during month eight of a 12-month programme, we may recommend increasing the site to the equivalent of 26 visits per annum. The original contract expiry date stays exactly the same.
Fair and transparent pricing
Approved additions and reductions are calculated proportionately from their agreed effective date — based on the difference between the current and revised annual programme price, prorated for the period during which the revised service applies.
Written recommendation includes
- The findings and identified risk
- The recommended service level
- The revised visit frequency or coverage
- The proposed start date
- The effect on the remaining contract price
- Any separate equipment or specialist costs
- Confirmation that the original contract end date remains unchanged
No assumptions. No surprise charges.
If activity falls outside the agreed programme, Strata will explain the findings, recommend the appropriate response and obtain approval before changing the service or price. Structural proofing, drainage works, specialist cleaning, bird management, heat treatment and extensive treatment programmes remain separately surveyed unless expressly included in the individual service agreement.
